Lorax Partnerships, LLC is seeking new talent to join our team. We are looking for enthusiastic, self-directed, service-oriented individuals to fill the positions of Assistant Project Manager and Technical Service Manager. Lorax Partnerships provides sustainability and green building consulting services to building developers, owners, and occupants, as well as business owners, architects, and other real estate professionals interested in improving the environmental performance of their company, building or development project.

Our motivated and experienced project managers furnish building owners and developers with a single and knowledgeable point of contact for sustainable design, construction, and facilities management practices.

We work with organizations to integrate sustainability into overall business strategies through corporate environmental consulting; advising on waste management, energy usage, and operational efficiency.

We have depth and breadth of experience across a number of green building codes, standards, and rating systems.  Since our establishment in 2003, we have helped to streamline and expedite the building certification process for our clients in order to achieve their sustainability goals.

Assistant Project Manager

Position Description:

The primary responsibility of the Assistant Project Manager is to support the Project Manager in all aspects of a contractual scope to the client’s satisfaction.  The Assistant Project Manager will be responsible for completing billable deliverables on-time, in an efficient manner, and in-line with the company’s standard process. This role will include the management of people, roles and responsibilities, a project schedule, and project milestones and deliverables. Additionally, it is expected that this individual, once hired, will earn their LEED AP and will continually expanding their knowledge and experience in the green building industry and commercial real estate industry.

The applicant should be self-motivated, demonstrate initiative and be eager to learn. The ability to work in a highly collaborative team environment is a must, while also being able to work independently with limited supervision.

Position Responsibilities: 

  • Assist the Project Manager with the completion of project tasks and documentation
  • Update and maintain project action plans and schedules
  • Attend project meeting and prepare meeting agendas and minutes
  • Prepare and distribute project status reports to the client and key project team members
  • Organize and curate project documents
  • Update and maintain project information in the company database
  • Coordinate delivery of project tasks and documentation with outside team members
  • Review construction submittals

Qualifications:

Skills:

  • Proficiency in Excel, Word, and Power Point
  • Familiarity with Google Suite, including Gmail
  • People-skills; people friendly, service oriented
  • Excellent verbal, written and interpersonal communication skills; clear, concise and effective
  • Proactive; operates in a self-directed manner, anticipates the needs of the project and the Project Manager
  • Strong organizational skills; ability to manage multiple tasks, project materials are filed appropriately
  • Strong time-management skills; ability to balance competing priorities
  • Enjoys working in a team environment
  • Capable of tackling a steep learning curve

Education and Experience:

  • Bachelor’s Degree or combination of school and work experience in a related field (i.e. commercial real estate, building design and/ or construction, facilities and operations, etc…)
  • Knowledge of the green building industry including associated accreditations is preferred

Technical Services Manager

Position Description:

The primary role of the Technical Services Manager is the continuous enhancement of the company’s consulting services in all areas of sustainable, high-performance building design, construction, and operations. As part of the continuous improvement, the Technical Services Manager will impart information on new techniques, strategies, and technologies for high performance buildings to the company on a regular basis.  This person will oversee the business’ technical services both internally and through vendor relationships in line with the company’s strategic goals.

The Technical Services Manager will work the Business Development Manager and Managing Director to define and deliver the company’s technical services offerings. Additionally, this person will work closely with Project Managers to deliver an elevated level of technical service for all projects.

Candidates that possess experience with energy modeling, or other building performance simulation, ASHRAE Audits, or commissioning of building systems will be strongly considered, though this is not a requirement of the position. 

Position Responsibilities: 

  • Ensure technical services are clearly defined and appropriately delivered in accordance with all contractual commitments
  • Identify, build and oversee key subcontractor relationships and the delivery of their services
  • Maintain and continually expand a broad network of technical service providers to ensure a diverse number of resources exist
  • Work with project managers to assess the energy efficiency measures within their projects and provide formal recommendations for increased building performance
  • Guide project managers and the Business Development Manager on recommendations for the most appropriate technical service to provide for each project, whether those services are in-house services or outsources.
  • Continually analyze the internal capabilities and provide training to the project managers when necessary
  • Maintain an organized library of relevant external resources
  • Continually analyze the internal capabilities of the company and provide training to the project managers when necessary
  • Attend/ facilitate project meetings directly related to energy efficiency and/or other technical services
  • Review project documents for accuracy and energy efficiencies as it relates to the technical aspect(s) of the project goals
  • Pursue and maintain knowledge of industry codes and standards

Qualifications:

  • Comprehensive knowledge of building science including but not limited to mechanical, electrical, plumbing (MEP) and building automation systems, including design, controls systems integration and implementation, troubleshooting, testing, adjusting, balancing and facility operations
  • Knowledge of current codes and standards including, but not limited to, ASHRAE 90.1, ASHRAE 62, ASHRAE 55, IECC and IgCC
  • Knowledge of the green building industry including, but not limited to, LEED and NGBS
  • Experience building energy modeling software is preferred
  • Experience with building systems commissioning is preferred

Education and Experience:

  • Bachelor’s Degree in Mechanical Engineering or related field
  • 2-5 years of experience in the commercial real estate industry
  • LEED AP is preferred
  • Certified Energy Manager (CEM) is preferred
